This property probably needs dirt mitigation. (No known environmental issues. Just buried concrete, asphalt and other debris.) This property was used as an infill site from the '60s until around 2004. See notes below. As is.
RESIDENTIAL: If you are looking to do residential, you should probably consider doing a multi-story building(s) rather than garden apartments. That way, you only have to mitigate the dirt under the actual structure rather than spread it around.
So, I am looking for a sale or partner who wants to develop as a solar farm, Conservation Easement, Bitcoin mining operation (with solar), Tiny Home community, modular home community or other development that simply uses the surface ground. If you or anyone you know is looking to do a creative project, I would be interested in a conversation.
Although the property is zoned for Multi-Family, I am not interested in pursuing that unless it is a quick sale. I would suggest that if you are a multi-family developer, you not waste your time because prior MF developers have determined that it is likely costly to mitigate the land at least for typical garden-style units - at least for now.
