Acquired for $12 million, the project is designed to accommodate one to four tenants with availabilities divisible to 150,000 square feet and custom-designed office space.
This facility will offer a 36-foot clear height, 84 dock doors, 12 docks with 30,000-pound mechanical levelers, two drive-ins, 7-inch floor slabs, ESFR sprinklers, LED lighting, and 3,000-amp, 277/480-volt, 3-phase switch gear with two 1,000-amp tenant meter sections. The site provides a 185-foot, fully fenced, secured truck yard with 103 trailer parking stalls and 466 auto-parking stalls.
Surprise Pointe Commerce Center is strategically located near the transportation corridors of US 60, Interstate 17, Loop 101, and 303, serving Phoenix, Las Vegas, Tucson, Albuquerque, and all throughout Texas. The property is a 30-minute drive from the Taiwan Semiconductor Manufacturing Co. (TSMC), which provides over 2,000 jobs for people in Arizona. For freight solutions between the western and eastern United States, the BNSF Railway Phoenix Intermodal Facility is 15 miles away. This project is a 50-mile drive from the Phoenix Sky Harbor International Airport, assisting with access to international markets.
