The Manitowoc Tinsel factory is just minutes from downtown Manitowoc and the same distance to the interstate. The building is three stories with a large square footage of 88,740 square ft. It has two drive in loading docks and two outdoor loading docks, equipped with fiber optic Internet and fully sprinkler protected. The building has a service elevator and a freight elevator that have been inspected annually and operates smoothly. The roof is in great shape and it is a rubber roof. Phase 1 & 2 environmental has been completed with no major issues. It has passed designation for phase 1 historical tax credits and just needs a final approval for phase 2. The city has also said that they would place it in a TID/TIF and depending on the project, would consider moving the bus route to the front of the building. The building was also awarded a $625k congressional grant to the developer that would turn it into an affordable housing project.
