This property was originally built by the owner of the shopping center as a Ponderosa steakhouse in around 2010-2011. It operated as such for a number of years, was VERY popular, and then for unknown reasons, the franchise operator went south. It sat vacant for a couple of years before a local restauranteur duo opened it up under the name of Hens and Heifers. Apparently, they were not very good at running a restaurant, as they closed within a year. The facility is ready for the next tenancy which can take advantage of the ample seating area in the main dining room, the bar, and a nice sized private dining room. The kitchen is huge and has a freezer and a cooler, a dishwashing station, plenty of storage, and a large range hood and fan with the appropriate Ansul system. The owner would prefer a national chain but is not precluding anyone from making an offer to rent. What is more important is that this Elkview area, located about 9 to 10 miles north of Charleston, needs a good sit-down restaurant, more particularly one with a bar. The only really good sit-down restaurant that was here in the area was Bob Evans, and they closed during the pandemic and walked away from the site. A really well-run efficient operation would attract people from the interstate going south to north and also from the thousands of people that live within a 5 - 8-mile area and desire to have a sit-down restaurant.
