Commercial real estate sales in Nashville, Tennessee, are gaining traction following a sharp decline in volume at the start of 2023. The overall market, which includes industrial, retail, office and multifamily capital markets, saw a 54% quarter-over-quarter increase in sales volume in the first quarter of 2025. Nashville’s industrial sales volume showed big gains to start the year as it nearly quadrupled the amount that occurred during the fourth quarter of 2024. Just as impressive, market pricing has been steadily increasing for over a decade. The market price per square foot has nearly doubled since 2018.
