Property Background Built in 1964 and 1947 as two separate properties, Roadrunner Lodge comprises the former Leatherwood Manor (1964, east side) and La Plaza Court (1947, west side) properties. In 1985, the properties were joined together and share a common ~492 square foot lobby and ~1476 square foot living quarters. The property has operated as Comfort Inn and America's Best Value Inn in the past but will require a PIP to meet current flag standards. Total property under roof is ~13,747 sq. ft. Only the 1964 section, commercial laundry, and lobby of the older buildings on the property are powered. 24 of the 30 rooms (~5,866 square feet) on the east side of the property are renovated and in service. 28 of the rooms feature Friedrich 7,000 BTU PTACs installed in 2017. In 2014, the east side received a new roof and electric service. In 2017, electrical upgrades were completed. Adjacent land was acquired and in 2022 a 30x32 steel building was built on it. It is partitioned into two 16x30 spaces. One side is for maintenance storage (currently in two former guest rooms) and the other side will replace and improve the onsite laundry facilities. Plumbing is incomplete for the new building. Lighting and electrical is in place; outlets for washers and dryers are incomplete. Guest Room Details 24 operational rooms feature 29 Serta Perfect Sleeper Presidential Suite II or III hospitality mattresses purchased in 2014 or later, and are furnished with either genuine mid-century antique furniture, or mid-century styled newer furniture. Two rooms have coin operated Magic Fingers™ vibrating bed massager units. All have themed decor and period pieces including vintage magazines, art, artifacts, etc. Room Configurations Operational Rooms 5 single queens 5 double queens 14 single kings Non-operational Rooms 4 vacant and unfurnished motel rooms that can quickly convert to usable rooms with minimal investment -1 was an office for the current owner. -1 single room efficiency apartment with a small kitchenette and ¾ bath (can convert to a rentable motel room or use for other onsite staff lodging.) -2 unused and incomplete rooms. 2 former motel rooms currently used as maintenance storage rooms, each with ¾ bath, that can be converted into rentable motel rooms with renovation. Storage 4 storage rooms of varying sizes suitable for housekeeping supplies. On-premise Laundry Owned commercial laundry equipment includes an Electrolux W5130H washer 30 lb. capacity and an Electrolux T5290 dryer 45 lb. capacity. A Maytag Neptune High Capacity Washer and an Electrolux EFME427UIW 8.0 cu. ft. dryer are in use as well. Living Quarters Detail The spacious ~1476 square foot central living quarters comprises an upstairs one bedroom with adjacent full bath and a living room, featuring forced air heat and refrigerated air conditioning new in 2014. There is a storage closet without climate control, and two interior closets. Downstairs, a combined dining/living area is cooled via electric wall AC and has a coat closet. A kitchen featuring 12” tile countertops, stainless steel dishwasher and stainless gas stove/range, a large pantry. The majority of the living quarters features vinyl flooring with a wood pattern installed ~2014. Employee Break Area Adjacent to the living quarters is an additional full bath and storage room/employee area accessible via two locking doors - one through the guest courtesy room and one from the living quarters. Guest Courtesy Room Guests have access to Speed Queen coin-op washer and dryer, a shared mini-refrigerator and microwave in a common area behind a door with a locking combination keypad. Outdoor Amenities The double-gated fenced yard with grass and a pet waste station is perfect for guests traveling with their dogs. The remainder of the lawn area has a fire pit large enough to accommodate groups occupying the entire property. The original pool was removed in 2014. Included is a supply of woven web vintage-style lawn chairs, and several vintage style lawn tables. Two French "Fermob" brand bistro chairs adorn the exterior of each guest room and bistro tables outside a selection of upstairs rooms and all downstairs rooms welcome guests to enjoy the outdoors during their stay. La Plaza Court The listed sales price considers no cash value from the building on the west side of the block. This portion of the property conveys as-is. Originally built ~1947 as La Plaza Court, it has a TPO roof installed in 2021. It does not have electric or plumbing service except a portion of the shared lobby and one former garage currently used as the property’s commercial laundry facility. There is potential for a second living quarters on this side of the property or make it into two guest rooms for a total of 14 rooms on the La Plaza side of the property. La Plaza Court needs extensive renovation before occupancy is possible. Renovating the 1947 property into a different use case such as small retail, gallery space, student housing, or other may be desirable. All rooms need new doors and locks, plumbing, electrical, flooring, drywall repair, HVAC, etc. The former La Plaza Court has historical significance as it is listed on the National Park Service’s list of "Route 66 Properties Listed in Black Traveler Guidebooks".
