New development opportunity:
The property could be more accurately described as a pad site instead of the whole 1.5 acres split in half. The 0.75 is an estimate of the property for sale. A condo association between two owners sharing access to common areas is an option.
Attached are the elevations for our Phase One building which is Southfork Pet Hospital. It is 5000 SF.
Phase two is the pad site to the right side of the first building which is to the east. Engineering has determined that 5,000 to 7000 SF can be built. Buyer will be responsible for additional parking spaces and anything else required by city ordinance. But pretty much, I've covered much of the initial development expense for this raw land such as easements, utilities, landscaping, monument sign, etc. This is reflected in the asking price of $790,000.
More detailed engineering drawings and information from the Murphy Economic Development Board are available later should the buyer seriously pursue this deal through a letter of intent. And also proof of funds or banker's pre-approval. Planned development Southfork Murphy Offices broke ground summer of 2024 and will be complete by March 2025. Buyer will benefit from the million dollar completed site work including easements, parking, utilities, signage, etc.
