There are 28 lakefront, 21 marina and 21 canal lots for sale. The lots are for sale as individual building lots, as a group of lots for an investor/builder or as a complete business. Some of the subdivided properties have been sold to individual owners and there are dedicated municipal lands. The OWNERS ARE RETIRING. Any individual lot purchaser or group lot purchaser must adhere to the development architectural controls and Home Owner's association requirements. A potential purchaser of the entire business will acquire 100% ownership of Global Shelters Developments Ltd (GSD). A new partnership or staged purchase of the business may be considered. Global is the developer and fee simple owner of all the Sunset Acres Resort lands. There is no third party debt registered to the development. GSD was incorporated specifically to develop the Sunset Acres property. There are two "community" one acre parcels. There is also a ten acre inland marina and potential revenue from marina slip leases. There are 12 slips currently leased and room for up to 70 more. There are also storage facilities and maintenance equipment included in the business. Company revenue comes from sale of the building lots and leasing of marina slips. Saskatchewan non-residents are able to own and develop the lands as the corporation is registered in Saskatchewan.
Upon purchase of the business, the founding partners will relinquish their corporate shares back to the company so they can be cancelled. By acquiring the corporation, the new owner automatically acquires all the development lands (as described), and miscellaneous equipment. This approach eliminates the necessity of registering the new owner against all the individual, subdivided titles. The new owner will also acquire responsibility for the Home Owner's association. There are architectural controls in place for the development and there is an on-site resident that acts as the site manager and maintenance person. One of the current partners is willing to provide assistance during the transition period.
