Texarkana, USA is a rapidly growing metropolitan area centralized between Dallas, Little Rock, Shreveport, and Tulsa. Roughly 10 miles to the West, TexAmericas Center’s Area U Complex at 10 Cherry Street is located within our 8,900 acre East campus. TexAmericas Center, a state of Texas redevelopment authority, is promoting the former Lone Star Army Ammunition Plant as a mixed-use industrial park. Our Area U warehouses had a prior use as a receiving area for a production line. The general topography of Area U is primarily flat, and is outside of a FEMA designated 100-year flood zone. The Texarkana area is in attainment with US EPA air quality standards.
There is a rail spur on-site, with service provided by Union Pacific, Texas Northeastern (a G&W company), and on-site service provided by Lone Star Rail Car Storage. Three of the buildings have five truck and two rail doors, so using the buildings as a transload station is easily facilitated. There are common use transload structures available in Area U as well. Options for truck transportation are extensive as well; Interstate 30 is located less than 1.5 miles to the North, Highway 82 is 1 mile North, and Highway 67 runs roughly 1.5 miles to the South.
The fifteen buildings available measure to be 11,426 ft.2 (218’7.5”L x 52’3”W). One of the buildings available has locker and storage room that is 11,514 ft.2 (218’7.5”L x 52’8”W); all summed up to a total of 171,478ft.2 of industrial grade product. Each of these buildings are clear span with 14’ ceilings, making them ideal for storage and conversion to small manufacturing space.
