One North State Street was built in the early 1900s to serve as the flagship for the Mandel Brothers department store, which operated there for nearly 60 years. The property consists of two interconnected structures containing 16 stories and 11 stories, respectively, that were later combined in the 1980s when the building was converted to multi-tenant offices and retail stores. The property has efficient floor plates, high ceilings, and expansive windows which provide ample natural light and views of Lake Michigan from the upper floors. The building has achieved the WELL Health Safety Rating (WELL-HSR) as well as LEED Certification.
One North State Street is located on the southeast corner of State Street and Madison Street and spans the entire block east to Wabash Avenue within the East Loop submarket of Chicago. The property is walking distance to Millennium Park, the city’s largest public space, as well as the addition of thousands of new residential units, several new hotels, high quality retailers, and excellent transportation connectivity with easy accessibility to all seven of the CTA’s downtown train lines. A new CTA station, located on Wabash Avenue directly behind the property, is scheduled to open later this year and will serve the five train lines that are frequented by the young, educated workforce who commute from the North and West sides.
