Residential Development Opportunity. 72 lots approved tentative map. There lots have been design as a duplex lots, however per the engineer of record, they make for excellent "0" lot line detached homes. Please review the engineer comments below.
To whom it may concern, I don't have the whole area proofed, but essentially this run per the attached exhibit identifies what this product would mean. Mimicking the PDF you sent, you would have 33' x 54' building footprint located 10' back from the sidewalk (if there is a garage it would need to recess to allow 20' to sidewalk). Lots would be 56' wide. This shows a 1' offset from building to property line to contain the eve and foundation footing. The side yard would be about 11' and then slope at a 2:1 slope at a 2:1 slope down to a point 5' from the neighboring house.
