Bethesda Towers is a three-building office project occupying a prime location in Bethesda, Maryland on East West Highway close to Wisconsin Avenue. Fronting both East West Highway and Montgomery Avenue allows Tenants at Bethesda Towers easy access to the Capital Beltway (I-495), Connecticut Avenue and Wisconsin Avenue. The Building's main lobbies in each of the three buildings have been remodeled with maple paneling, new stone floors, custom millwork panels, a new curved millwork ceiling that creates a barrel vault in the lobby and all new lighting. Along with the work done in each of the main lobbies, the elevator finishes were also completely updated to complement the new lobby finishes. In addition to the renovations of the building lobbies, multi-tenant lobbies and corridors were renovated with new carpet, millwork details in the elevator lobbies, new ceilings consisting of fine line grid and tegular ceiling tiles, new soffitt ceilings in the elevator lobby area and new light fixtures and sconces. The toilet rooms on each of the floors were renovated with all new toilet fixtures and accessories, new ceramic tile floors and walls, polished granite countertops, and new cove lighting, all done with attention to ADA compliance. The plaza area and drive aisles were renovated during the latter half of 2002. This work included removing the awning in the central plaza area, expanding and refinishing the center island area with new landscaping and an art sculpture, new concrete pavers in the drive aisles and a resurfacing of the arcade areas and adjoining sidewalks. To anchor the plaza improvements, a decorative tower was built over the existing stair for the garage with corresponding towers flanking the entry to the drive aisles. The towers bring the presence of Bethesda Towers to the street, uniting the three separate buildings as part of the same complex. The building exteriors have received new lighting throughout and new entry signage is planned for each tower. Major repair work has been performed since Quadrangle acquired the project. The roofs of 4330 & 4340 were replaced in 2000, the roof on 4350 was in good condition so minor repair work was done to ensure a new warranty. An Energy Management System was installed, and all three buildings were air balanced. Refurbishment of several (9) air handling units, (6) return fans, and (6) stair pressurization fans occurred during 2002. Also during 2002, 6 smaller air handling units, 3 ATC air compressors, and four cooling towers were replaced. The security for the building was dramatically updated with the installation of Kastle Security on all the perimeter doors, including those entered from the garage, and elevator cabs.

9/99: Quadrangle Development purchased Bethesda Towers (previously East-West Towers) (4330, 4340 and 4350 East-West Hwy) from Principal Financial Group for $78.6 million. Insignia/ESG represented the seller.


The 10th floor of 4340 East-West Highway, is joined with the 10th floor of 4330 East-West Highway, forming 1 space of over 33,000 SF.
